AN ORDINANCE AMENDING ORDINANCE NO. 557
KNOWN AS THE ZONING ORDINANCE
IBE 'IT ORDAINED BY THE MAYOR AND COUNCIL OF THE CITY OF FAIRHOPE,
�ALABAMA, as follows:
i The Ordinance known as the Zoning Ordinance (No. 557),
adopted 11 August 1975, together with the Zoning Map of the City
of Fairhope, be and the same hereby is changed and altered as
follows:
(A) From B3b Tourist Resort Commercial to R2 Medium Density Single
,Family Residential: Lots 1-9 inclusive, Block 3; Lots 1-7
inclusive, Block 4; and Lots 12-19 inclusive, Block 9; all in
Division 1 of Lands of the Fairhope Single Tax Corporation.
I(B) From R2 Medium Density Single Family Residential to B2 General
,Business: That tract of land owned by the Eastern Shore Hospital
Board lying north of Azalea Woods (aka Gooden's) Subdivision and
Bay Medical Center, bounded by Ingleside Street, Morphy Avenue and
Greeno Road.
(C) From R2 Medium Density Single Family Residential to B3a
Tourist Resort Lodging: That part of Lot 7, Block 7, Magnolia
(Beach S/D presently in B3a use.
(D) From R5 High Density Multi -Family to B2 General Business: The
'west 306.3 feet of the north 323 feet of the SE 1/4 of SE 1/4 of
ENE 1/4, Section 17, T6S, R2E; being the west 306.3 feet of the
FSTC leasehold of Fritz Crane.
(E) From R1 Low Density Single Family to R4 Low Density Single
Family: From the northwest corner of Fairhope Avenue and Greeno
Road which point is 40 feet north and 40 feet west of the 1/2
Section Corner on the east line of Section 17, T6S, R2E, Baldwin
County, Alabama; run thence west along Fairhope Avenue 966.75 feet
for a Point of Beginning; thence north 420 feet; thence east 46
Ifeet; thence north 536.4 feet to a point on the centerline of a
;50-ft Right -of -Way Reservation (Estella Drive) thence east along
said centerline 912.4 feet to the west boundary of Greeno Road;
(thence south along Greeno Rd 306.56 feet; thence west 624.3 feet;
thence south 623.3 feet to the Point of Beginning.
(F) From R1 Low Density Single Family to R3 High Density Single
Family: The east 952.4 feet of the south 156.56 feet of the north
336.56 feet of the SE 1/4 of NE 1/4 Section 17, T6S, R2E, being
the east 952.4 feet of the FSTC leasehold of Thomas H. Brown.
(G) From R1 Low Density Single Family to B2 General Business: The
west 260 feet of the east 491 feet of the north 450 feet of the
south 483 feet of the northwest quarter of Section 16, T6S, R2E,
Baldwin County, Alabama.
(H) From R2 Medium Density Single Family to B2 General Business:
Lots 7 & 8, Block 3, Division 4, lands of the Fairhope Single Tax
Corporation at the southwest corner of Pine and Bancroft.
The classifications of these parcels are hereby changed as
shown and it shall hereafter be lawful to construct on such
property any structures permitted by Ordinance No. 557 and to use
said premises for any use permitted by Ordinance No. 557; provided
the plans for any structure or building sought to be erected on
said property shall be in compliance with the building laws of the
City of Fairhope and that any structure shall be approved by the
Building Official of the City of Fairhope and that any such
structure be erected only in compliance with such laws, including
the requirements of Ordinance No. 557.
